Applications are completed online through the Applicant Login. Simply select your desired property and complete the application form. One applicant can begin an application and invite roommates to apply as a group.

- Goverment-Issued ID
- Proof of income or financial aid
- Guarantor information (if required)
- Application fee payment
Yes. Renter's insurance is required for every individual tenant before move-in. This protects your personal belongings and helps determine responsibility for damages between roommates or occupants. Proof of insurance must be provided before your move-in date.
Rent can be paid online through RentCafe or the resident portal. We can also accept checks, money orders, or cashier's checks if needed.
Accepted payment methods include:
- ACH/Bank Transfer (No Fee)
- Debit Card ($5-$10 Fee)
- Credit Card (2.95% Fee)
- Money Order or Cashier's Check (No Fee)
RentCafe is our online resident portal where residents can:
- Pay rent
- Submit maintenance requests
- Upload documents
- Reviewe lease agreements
- Communicate with management
Maintenance requests should be submitted through RentCafe or the resident portal. Emergency maintenance issues may include:
- No heat during winter
- Flooding or major leaks
- Electrical hazards
- No hot water
- Lockouts (lockout fees may apply for lost keys)
Pet policies vary by property. Breed restrictions, weight limits, pet rent, and additional fees may apply. Please contact the leasing office for property-specific pet policies.
Yes. Some communities participate in affordable housing programs with income qualifications. Eligibility is determined based on:
- Household income
- Household size
- Area Median Income (AMI) guidelines
- Program-specific program requirements
- Pay stubs
- Tax returns
- Bank Statmeents
- Benefit letters
- Student financial aid documentation
